The apartments are incredibly well sound proofed from each other, and being 29 floors up means there is incredibly minimal noise from outside. Each room has its own heating/air conditioning unit built in so you have complete control over your temperature. Amenities include a 24 hour doorman and onsite maintenance (included in your rent), a modern fitness center, a children’s play room, a residents’ lounge, a terrace level overlooking the skyline, a private garden/courtyard, laundry on every floor and a free shuttle to the subway – and all with no amenity fee. The building is pet friendly and charges no pet fees. And to top it off, the building management is great!
The neighborhood is also fantastic, with lots of amazing restaurants and bars and one of the best coffee shops in New York.
The building sits in the middle of 12 acres of green parks right on the water, a beautiful esplanade, an outdoor sports park, and multiple dog parks! It is located a convenient four-minute subway ride away from Midtown Manhattan on the 7 train (only a 7 minute walk!), and is also accessible by the G, E and M trains, East River Ferry and the Pulaski Bridge. The side of the building that does not directly border the park is directly across from a grocery store and Duane Reade. In addition, a brand new Queens library is set to open next door spring 2017 (do not worry, all the major construction is done, so no loud noises).
Incentives
We are incredibly flexible on the start date for this assignment – we could be out as soon as a week and a half after the new tenant's lease is signed or could push the date back as far as the end of January.
Actual rent is $4785/month but we will cover $1000/month for the remainder of the lease along with the broker fee, $1000 assignment fee, and background check fees! A huge savings!
Additional fees
There is no broker fee, no amenities fee, no pet fees, and we will cover the assignment fee. The landlord will require proof of income and other standard documents from prospective tenants as part of the lease assignment, but that is it! Please contact us with any other questions!

It is truly an amazing place! We are only leaving it because we have to move closer to family in New Jersey.
