Its probably the best East Williamsburg loft building: accessible by Morgan L/Flushing JMZ. This area is my favorite area in Brooklyn.

⤘ THE LOFT:
The loft currently has a 4 bedroom layout (or 3 bedroom and one storage/studio). You could even have it as two bedrooms and two office spaces: because it's an artist loft, the layout of rooms is up to you, you can alter them. It has very high ceilings (12.5"ft), a huge panel of windows (8 by 16 ft of windows!) on a south exposure, making it sun-drenched (south exposure is the best exposure...sun all day but more on mornings).

The place is super quiet (since its are facing the back of the building instead of the street... you can only hear church bells at 6pm and it's pretty relaxing. Never heard a siren here).

There is a strong AC to cool the place in summer and good heating to warm it up in winter. There has never been any pest problem (no bedbugs, roaches or rats infestations ever occurred).
There is a dishwasher installed for convenience (if new tenant wants to keep this or other furnishings, there is an option to buy them for a fair price).

There are 4 rooms in this apartment:
- 1st room with a huge wall of windows and lofted full/queen bed area (approx. 95 square feet total )

- 2nd room also has a lofted bed area with a king sized space for mattress (with window facing the bright living room, approximately 110 sq ft - I have a video of the room itself: https://youtu.be/Ut5slZQbdBw )
- 3rd room is on the ground floor with no windows (aprox 95 sq ft)
- 4rd completely lofted room, 5ft tall, accessible by stairs from the living room (95 sq ft). This can be bedroom, studio/office space or even just storage.

♖THE BUILDING:
One of the best (and remaining) "artist loft" buildings of East Williamsburg, it has lots of the original industrial character but with the best management of them all, with a renovated and working social elevator, safety cameras, great live-in super, bike locker and package room with camera.

There is a HUGE rooftop accessible by elevator (+ one flight of stairs). Renovated with proper deck flooring, perfect for sunbathing, relaxing, bringing guests. During the summer the management puts up some blow up pools and activities for tenants to enjoy. ☀︎ It’s lovely to go up there for some yoga and some reading.

This unit is a first floor (has 5 steps from lobby to first floor), it's facing the back (South exposure, bright all day, specially in the morning).

The apartment is just a two blocks away from the Morgan L stop: a pleasant short walk edging the local park (which, btw, has a playground, some grass and trees, some chessboard tables and some basketball courts. People bring their dogs, their babies, their spliffs, their basketballs. You can bring some chess pieces and play chess in the summer breeze).

Also five min walk away to the Montrose L stop and a ten min walk to the Flushing JM.

This is the most bike friendly area in Brooklyn. Lots of outside bike locking options (and safe, I leave my bikes outdoors with no problems in 4 years).

Commute times: 15 minutes to union square or Essex st and about 30 to Grand Central Financial district.

The area is a melting pot: It is industrial looking with lots of lofts that used to be factories and were converted into residencies or artist studios. It is filled back to back with street art (that has even been bringing some small groups of urban art enthusiasts some Sundays, with a guide and all...).

It's culturally rich area: filled with artists. It is in process of gentrification but still diverse and with a semi-socialist face to it all. It's one of the last soulful artist loft communities in Brooklyn (because South Williamsburg, Navy Yard/Clinton Hill and Greenpoint aren't really viable anymore...)

♛ RESTAURANTS AND ENTERTAINEMENT:

- Love pizza? "Roberta's" is 5 minutes away (one of NY's most famous pizzas)
- Love authentic Japanese noodles? "Ichiran" - which is actually from Japan with the only restaurant unit in the US being here, five minutes away by foot. There is also Samurai Papa, MoMo and many others Japanese restaurant around.
- Love Vietnamese? Lucky you, "Falansai" is around here.
- Love coffee? ☕︎ We got you: Blue bottle is across the street from us and we also have Swallow café nearby.
- Feeling rich and fancy? "Blanca" is 5 minutes away by foot as well. It has TWO GODDAM MICHELLIN STARS!

- Feeling cheap and want great American diner food? No one has a "Tina's" but us!
- Like new food experiences? Bunna, the vegetarian Ethiopian restaurant that drags people from the 5 boroughs like a magnet is in the neighborhood (Try their Baklava - it's my favorite desert to date...)

Also hundreds of spectacular burgers places, Mexican, brunch places, cafés and so much more.
