Net price is $3,200 after a $2,500 rent incentive we are offering on a lease assignment starting on or before March 1, 2020 (with the option to renew lease with building management on your own after assignment period is over). Monthly rent is $3,825 to be paid to the building. We’re only moving out early since we purchased an apartment.

We’ve lived in the building for almost 2 years, and the neighborhood for 6 years, and are only moving out early because we purchased a new home. We love the neighborhood and it is very safe and has dozens of great restaurants within a 5 min walk.

The UNIT is a quiet and very sunny south facing true 1 bedroom (can also be flexed into two) recently renovated apartment in a luxury building. We face a courtyard with the other half of our building (far enough away to get plenty of sun - photos are taken on a cloudy day and there’s even a lot of sun), so the unit is away from street noise and very quiet. Lastly, our unit is one of the largest 1 bedroom apartments in our building and has a kitchen with a lot of storage cabinet space (we cook a lot and can’t find enough things to fill up the cabinets).

The BUILDING offers a laundry room (pay with app or laundry card), gym (no additional fee), roof deck with a barbecue grill (no additional fee), and a bike storage room (we currently have two bike spots).

The NEIGHBORHOOD is very centrally located and close to many subway lines - E, B, D, 1, N, Q, R, A, C. In less than half a block from the apartment, there are tons of restaurants (Hell’s Kitchen 9th ave) representing many different cuisines. You are also less than half a mile away from Central Park and the Hudson River Greenway so you can easily access park space to get some nature while in the city.

Rent rebate to reduce rent down from $3,825 to $3,200 until June 30, 2020, which is the end of our lease (will be provided by check from current renters who are looking to assign the lease). For example, if you took it over for 4 months, we'd provide you a $2,500 rent rebate via check / PayPal after lease is signed.

Can come with free bed with 3 large underbed drawers, dining table and chairs, bookcase, and a sofa.

Additional fees

Application fee and credit check for official online application to building (through building management)

Will require proof of income that is at least 45x monthly rent (income of applicant(s) of at least $172,125 - can be combined if multiple applicants to live together).

1 month security deposit to the building.

12 month lease would come at market rate, which is higher than the rate we have since we've been living in the building for 2 years.
