Clean, updated, spacious 2 bedroom with 2 full baths. Top floor of clean, quiet, friendly 24hr doorman building. Excellent, responsive superintendent. Building porters are great; will deliver your packages and groceries, help you bring luggage to your car, take away large boxes or furniture, etc.

Highest ceilings of any apartment in the building, and some of the best views. Lots of closet space, including walk-in in master bedroom. Free gym, putting green, golf nets, public roof access, lounge with pool table. Freight elevator for easy move-in. Located right next to the 4-5-6 subways. Starbucks in building; Duane Reade 1 block away; Gourmet Garage 2 blocks away.

Units in this building are rented without window treatments; however, we have custom window shades, including backout curtains in the bedrooms, which would transfer to the new renter if desired. There is a valet garage in the building, but it is not managed by the building; we pay for parking separately.

I've lived in the building for 6 years, with this being my second apartment. My wife accepted a job in Philadelphia shortly after we signed our lease renewal.

Management has confirmed that the person who takes over the lease will have the opportunity to renew the lease next year (June 2024) for 12 or 24 months, and in future years, pursuant to the city's rent stabilization guidelines (this year, that guideline was a 3.5% increase for a 12-month lease). We expect the assignee would be able to move in on 11/1/23, but we are open to requesting that management consider a move-in of 10/15/2023.

The monthly rent listed here is the net effective rent ("preferential") that we pay, which is different than the legal regulated rent. Management has confirmed that the person who takes over the lease will pay the same monthly rent amount that we do. The rent cannot and will not be lowered.
