We have confirmed with the building that the rent will be stabilized for whoever takes over our rent, with a maximum 3% ($129.75/month) increase per year. This is amazing compared to the current market rates for Atlas at $4700/month.

We purchased a property and are sad to move from this great apartment that we've been in for the last 2.5 years. Great staff and facilities: central heat and AC, elevator building, super responsive and friendly doormen and staff, no maintenance issues, great gym with free weekly yoga classes and monthly building events with free food and drink included in the price. Huge laundry room in building. Pets welcome with no pet fee. No cockroaches and no mice in the years we’ve lived here.

Very convenient near Penn Station, BDFM, NQR, 123, 7, Grand Central, PATH, Amtrak, and KTown. Lots of great food in the neighborhood, including quick lunch spots, Chinese, Italian, and Korean.

Our rate is cheaper than the existing new lease rates (just Google "Atlas New York", any of the H line apartments will have the same layout, there's also more pictures of the building on their site), but we are flexible regarding move-in date.

You will take over the lease through the building and all payments will go through them. You can come see the apartment in person or video call.

We are on the 8th floor with south facing windows. We are on the "H" line of apartments so all of those are the same. Please reach out if you are interested!

Additional fees

This is required by the building:

• Copy of their government issued photo ID(s)
• Filled out and signed Authorization form to Release Records
• 2 most recent pays-tubs (yearly compensation must be 40X the monthly rent or 80X in case of a guarantor)
• OR 2 most recent years of tax returns if self-employed

Additionally our $1,000 security deposit we paid will be returned to you the new lease owner so we will require that $1,000 payment from you at the time of transfer. The leasing office can provide confirmation that you will be receiving the deposit at the end of the lease.
