I'm looking to either sublease (sublet contract required) or reassign the lease on my renovated 1B1B apartment located in Hells Kitchen (48th and 10th Ave). I love the location and the building management has been great so far but am moving out of the city to tend to a personal family emergency. The landlord confirmed that they allow lease reassignments and sublets.

Dates: September 1, 2024 (preferable but we can make earlier in August work if necessary) to July 31, 2025

Location: Located in Hells Kitchen only a few blocks away from A/C/E/R/W/1/2 stops

Price: $3,595 per month (includes heat and hot water)

Apartment Amenities: The apartment has an in-unit washer/dryer and dishwasher, bathtub, 2 closets, even more storage space in an overhead nook in the bedroom (see in video), and faces east directly overlooking the trees of Hells Kitchen Park and 2 minutes away from a lovely community garden

Building Amenities: Public rooftop, virtual doorman (Carson), pet friendly, and quick and very nice superintendent

Furnished/Unfurnished?: up to you - happy to discuss either. Currently has (desk, L-shaped couch, TV, dressers, extra kitchen storage, mattress and bed frame etc.)

Additional fees

From the landlord:

New tenants would have to submit income verification to ensure they meet the lease requirements. This can be provided in the form of an employment/offer letter, or 3 consecutive paystubs. Guarantors accepted. The incoming applicant and/or guarantor would provide to apply and pay the 13-dollar application fee. They would need to be prepared with the attached documents and email them to us directly.
The payment can be made via the leaseholder account with permissions, or via money order and brought to our main office. We also are required to run credit on any new guarantors/ applicants, if they do not have an SSN, a 3rd party guarantor or a guarantor with an SSN is needed.
