Hello! My partner and I are subletting our apartment in Hamilton Heights, Manhattan for the Fall/Winter 2024 season and possibly Winter/Spring 2025. We will both be spending a lot of time outside NYC, though one of us will also be in town occasionally to check mail and visit the area.

---Back hallway: 5.9’ x 4’, one closet with two hanging rails available for your use
---Bath: 7.5’ x 4.9’, one window, dual-head shower in full-size tub, one medicine cabinet available for your use
---Bedroom: 12.8’ x 12.9’, HEPA air purifier, two windows, air conditioner #2; large dresser, two under-bed drawers, two nightstand drawers, and bookshelf available for your use

-2-4 minutes from bus stops on the Bx19, M11, M4, M5, M100, and M101 routes
-7 minutes from an NYC compost bin at 147th Street and Amsterdam Avenue.

YOUR COSTS
The rent is stabilized by New York City law, and we have secured permission from the landlord to sublet the unit per local regulations.

-Monthly rent is due on the 1st of each month by PayPal or Zelle ($1,857 = $1,688.92 base rent through January 2025, + 10% supplement for furnished sublets)
-300Mbps wireless Internet and electricity/gas utilities are paid at-cost each month (you pay exactly what Spectrum and ConEd bill us–no more, no less; no additional charge or guarantees for our streaming subscriptions)
-Professional cleaning every other week, on days and times that work for you ($300/mo.)
-One of us will need brief apartment access every few weeks to pick up mail and/or fetch needed items from closets or cabinets, and will always communicate in advance to secure a convenient date and time for you.
-We require reimbursement for credit check, as well as proof of income and your 2023 federal tax return. Can’t wait to meet you!
