I am leaving Austin and offering a sublease for my room, and as a special incentive, the first month's rent (March) is on me! Plus, I’ll transfer my security deposit and parking permit to you. To ensure a smooth transition, I will also arrange for a professional cleaning service to do a move-out/move-in cleaning before you move in.

Lease Details
• Lease Ends: August 6, 2025 (renewal option available)
• Move-In Date: You can move in as early as March 1, 2025
• Base Rent: $1025 per month
• Utilities Fee: $85 per month (covers gas, water, wastewater, trash, and recycling. ; charged by the landlord and not included in the base rent)
• Electricity: Not included; you will need to set up an account with City of Austin Utilities.
• Internet: Not included; a cable outlet is available, and Spectrum is a convenient option.
• Insurance: Not included; you will need your own renter's insurance (affordable options like Lemonade work well).

• Management: Routine outdoor cleaning is minimal, but the maintenance team is prompt and helpful.
• Air Conditioning: The AC unit is older and can be somewhat loud when running.
• Bedroom Warmth: A hot water pipe runs directly under the bedroom, making the room consistently warm year-round. This is a benefit in winter but may require extra cooling in summer.
• No Microwave Provided: The landlord does not supply a microwave, but I’m leaving mine for you at no additional cost.
• Seasonal Crickets: Occasional cricket visitors during the fall season.
