Incentives

If you have a credit score above 700, you do not need to pay security deposit! Even better, there is a $1,000 security deposit on the apartment already, and you can keep whatever is returned from the security deposit when you move out at the end your lease.If someone with a score below 700 assumes the lease, the management company would collect the difference from the required $1,000 deposit to match the rent amount.Please note the photos are not the current furnishings.

Additional fees

This person taking over the lease will be subject to undergo a background check, as well as meet the income requirements and all other standard requirements the building requires for all potential residents. The application fee is $20 for the leaseholder and $20 for the guarantor, if needed, which is nonrefundable. The application requires: • Copy of applicant's government issued photo IDs• Filled out and signed Authorization form to Release Records• 2 most recent pays-tubs OR 2 most recent years of tax returns if self-employed (yearlycompensation or AGI must be 40X the monthly gross rent or 80X in case of a guarantor)• Most recent complete bank statement from leaseholder and guarantor, if applicableYou can decide to renew the lease up to 30 days prior to its expiration on July 4, 2025. If you do, the rent will be $3,804.68/mo if you renew one year (until July 4, 2026) or $3,897.25/mo if you renew for two years (until July 4, 2027).
